Hey Everyone - I’m a local investor and love supporting the investor community. We have a great meet up that happens the first Saturday of each month (next one is 4/3 9am-12) and are currently virtual and in person (winter park). Let me know if you want the details or keep an eye on the BP Events page where it gets posted.

Regarding finding deals, you really have to look and make strong offers. We picked up a 6-unit last month that requires a FULL renovation and will provide a 10%+ CoC once stabilized. The offer was made without going inside the units, had zero contingencies, and was cash (HML). We were only comfortable doing that because we got the price we needed and our GC and trusted realtor had already been through 3 of the 6 units and done a lot of discovery. It's a BIG rehab job so not much else could be added to the rehab budget. We're about to file for the permits so outcome is pending.

Let me know if you need a local investor realtor and hope to meet everyone at an upcoming meetup.

@Matthew Watson wow! Impressive and inspiring journey. My husband and I closed on a 6-unit last month and are aiming for just half of your success. Great job!

@Julian Sanchez wow, great numbers! Is this one apartment complex or a portfolio of properties?

I just closed on my first commercial multifamily deal last month (6-unit) so it’s great to see such a success story. Congrats!

@Kaylee Walterbach 41 words 😊

Consistently attending and contributing to our Central Florida meet up, saying yes to partnership opportunities, and surrounding myself with people who are taking action. These experiences gave me the knowledge and courage to acquire a value-add 6-unit apartment building.
