Central Florida Neighborhoods for BRRRR
What are some good neighborhoods to start looking at around central Florida for single family or duplex/triplex BRRRRs? What places around here should I be looking at to start out? I live in East Orlando / Avalon Park area. I went to high school in the Melbourne area and have family that lives in Brevard county. I am somewhat familiar with those areas, but I am just starting out in real estate, so do not have a handle on values yet.

Hey Everyone - I’m a local investor and love supporting the investor community. We have a great meet up that happens the first Saturday of each month (next one is 4/3 9am-12) and are currently virtual and in person (winter park). Regarding finding deals, you really have to look and make strong offers. We picked up a 6-unit last month that requires a FULL renovation and will provide a 10%+ CoC once stabilized. The offer was made without going inside the units, had zero contingencies, and was cash (HML). We were only comfortable doing that because we got the price we needed and our GC and trusted realtor had already been through 3 of the 6 units and done a lot of discovery. It's a BIG rehab job so not much else could be added to the rehab budget. We're about to file for the permits so outcome is pending.
