Hey @Joseph Scorese.  Nice to hear from a UC neighbor :-).

Great advice.  I now have a great list of things to look for when I screen the management companies. I would definitely like to talk to you when you have a moment.  I'll send you a private message.

Thanks,

Kelly

@Nathan GesnerWow!!! This is great. I really appreciate this. I will definitely use this to “screen” management companies because while it’s important to screen tenants, it’s just as important to screen property managers. Thanks again. This is helpful.

@Account Closed I’m looking to place a tenant.  If you have any pre-screened prospects looking for a recently renovated 1 bedroom 1 bath in the West Orange area let me know.

Bigger Pockets Family,

I am closing on a triplex in Philly next week and I'm looking for a recommendation for a good property management company.  If you've had a great experience with a management company in the Philly area I'd appreciate a recommendation.

Thanks,

Kelly

I think you have the right idea. Try to get wifey onboard. The duplex makes better financial sense.

Hi BP Family. I just got an offer accepted on a rental property in Philly (3 units).  I live out of state and I don’t have many contacts in Philly. I’m looking for suggestions on contractors and handymen.   In addition, I’d like to get suggestions on home insurance agents/brokers. Any other useful advice on Landlording, Philly, etc. is also appreciated. Thanks.

@Alex V. I bought a 3 Family in West Orange last year. It had a tank and I let the seller deal with it. It cost them about $15k and I wouldn’t close until I had my No Further Action letter from the State indicating that the soil showed no contamination. If the seller isn’t willing to take care of ALL of it, I’d walk. Don’t put yourself in a position where you end up being responsible. Just my 2 cents. I hope it all turns out great!!!!
