Thanks @Chris Tracy.  I've heard of that happening.  I doubt it's hard to tell when it is online, but there certainly is that risk.  We'll see what happens.

I am looking at an auction deal on a large apartment complex. They need a POF or Pre Qualification in order to bid. I'm looking for a good lender, whether bank, private or hard money. The property is in Iowa, does anyone know a good source? I have a significant amount of cash, but will also be raising some private funds as well.
Would a bridge loan be appropriate for this type of project?  Any suggestions would be appreciated.

How far away are you willing to travel?  I am buying a building in Waterloo that will need several units.  I haven't looked into any options yet.

Our next meeting is this coming Thursday, August 11th. As usual, it is at 6:00pm at Kick Stand Cafe in Cedar Falls.

Hey @Ryan Parnow.  In my experience it depends on what you're doing with the property.  If you're going to buy it cash and hold onto it as a rental, there's not a huge need for the abstract.  If you're getting bank financing, they'll require a new abstract to be created.  If you're going to flip it, most likely the new owner will need a new one created.  For the abstracts I've had to recreate, it's costed me around $400-900, but I've heard it can be up to $1,500.
