@Gary White  I have no idea what value Fortune Builders provides, but having started myself without their service I'd say it is certainly possible.  I doubt there's too many successful investors on this site that can say that the only reason they are successful is due to spending $20k for a service like their's.  

That's not to say that they don't provide a value, but your money may be better spent on an actual deal.  With some time and effort, I think you can get a much better education on this site and with some local investors. 

I don't know what kind of deals you're looking to get into, but if there's anything I can do to help, I'd love to do whatever I can.

@Michael Shires  Knowing the Waterloo market and that you're in experienced in remodeling, I would say a good investment may be buying, renovating several properties, flipping some and holding some.  If you have a full time job, it may be tough to be focused on large renovations, or if you'll be hiring some of the work out and managing the contractors.  

I don't know anything about your temperament or your interest in the lower income side of town, but there is a lot more cashflow on the east side than in CF, for example.

Good to see a new Iowa Investor on here!  Good luck with the venture and for looking for a mentor.  I'm in a similar position.  I've been in the business for a little while, but starting to go through my power base to find someone who I can learn from and take this to the next level.

@Elissa Williams, I use Google Wallet and Paypal for many of my tenants payments.  It's extremely easy and the tenant pays the small fee.  I used to use Stripe and Square, but my tenants seem to like the other better, and so do I.

I have a business account at the same bank as my personal acct.  I do have separate lines for my operating checking account, deposit savings acct, reserve savings acct.

I do agree with Curtis, haven't been in the business nearly as long as he has, but I've never heard of anyone ever looking into someone's acct to see if they are separate, unless you are a RE broker.  They do occasionally audit their accts, from what I hear.

@Robbie Knecht  What kind of postcard are you sending out?  What are you saying?

I just started Driving a couple weeks ago, driving about an hour almost every day. I've been writing out letters to the few dozen I've found so far.  It certainly isn't an efficient way to do it, but I thought I'd start somewhere and see how it goes.
