@Patrick Boutin Our Next Manteca REI meeting is wen Dec 7th from 7pm to 8pm at 211 E Center St #5 Manteca (we meet the first wen of each month). It is a small group, not like the large REI groups that have speakers. I wanted something different. This group keeps in mind the idea that you can do more as a team than as an individual. We share successes and challenges. Ask each other questions, basically help each other out. The goal is to learn from others strenghts and team up on some deals. We have 2 real estate brokers, a hard money lender and a traditional lender in the group. Along with several people that are active investors and several that are just starting out. You are welcome to come check out the group. BTW, we do not charge to come to this group. I have put the group together to help us all make more money in investing, not to make money off of attendees, and since we don't have speakers and are not renting a hall, we don't have to charge.

Hi Cemone

The FHA 203K loan can work but it is a higher interest rate and a lot more work to get closed. Another option is it buy a home that qualifies for FHA but needs cosmetic work. Things like paint, carpet and updating. Going into a house like this and doing the work yourself can get you more equity over doing the 203K. Conventional loan with your fiance is also a good idea to get you started.

Another option could be to partner up with someone in the Central Valley and do a number of flips.  This could get you the down payment you need to buy in San Jose.  The commute from the central valley to San Jose would get very old, very fast.

Thank you for the great advice Keith.  Our plan is to keep the group small so that we can all share ideas around a table.  The banners may not work for us, but the no alcohol is great advise :-)

The good wholesalers don't need to advertise their properties on the web.  They have investors lined up to purchase.  What you would get online are the properties that cannot sell, or the bad deals.  As an investor and real estate broker, I would not trust any wholesale deal that is advertised online.
