Hi Jason  We would love to have you attend.  The goal of this group as I see it, will be to help every one in attendance, meet their goals.  I have been to other meetings and they seem to be just education, which is great.  But I am also looking for accountability and a sharing of ideas (what is working and what is not working in our current market) so that we can all succeed.  I would love to keep the group small enough to sit around a table and have every one contribute.  You having complied data will be a huge benefit to all that attend.  Myself and some of the more active investors can help you know what to do with that data.

@Simon Stahl  Not sure what meetup.com is, so no I don't have one but will be looking into it.  If you are looking for a large group, this may not be for you.  This will be our first meeting and as it is free, we will be starting out in my conference room (no cost).  We are not looking for large numbers at this time.  Our goal is to find people who are already investing in the valley or interested in starting, and then help each other out.  Everyone has their strengths and weaknesses.  As a group, we can achieve more.

I am starting a new REI group in Manteca CA. I have not been able to find anything local to Manteca, Lathrop, Tracy, Ripon, Stockton, Modesto, Salida. There will be no cost and hors d'oeuvres will be served. The goal of this group is to meet other investors in the area, learn from each others mistakes and maybe team up on some deals. The agenda for the first meeting is: introductions, talk about what we would like to get out of the group and networking. I am starting a free REI club in Manteca CA. We have many investors in the Manteca, Lathrop, Tracy, Ripon, Stockton, Modesto area with no local REI group that I know of. Hi Starla.  Welcome to bigger pockets.  I am working on putting one together in Manteca.  The closest I know of currently is in Sacramento.  You can go online and google the one in sac.  I went once, it was $20 and I didn't get much out of it, but I have been in Real Estate for 12 years.  There is also one in the Bay Area, I have never been to that one.

I am looking for a rehab opportunity in the CA Central Valley.  Me and my partners have $175,000 cash.  Any of you wholesalers or realtors have anything coming up?

Hi Fernando. I am a real estate broker in Manteca. If your ARV is accurate, which is possible for a 2/2 depending on the neighborhood, $90 is too high. Run the numbers. Say you wanted $5,000 and wholesale to an investor for $95. Inventor then puts $70,000 into the rehad. That only leaves $15,000. Out of the $15,000, the investor has to pay closing costs to purchase the property, holding costs and then again closing costs to resell. They will also need a cushion for any unexpected costs. The investor will not make a profit, they will most likely be in the negative. You will find a lot of sellers are not realistic in the beginning. Leave her your contact info, put her on some kind of drip system and move on.
