@Charlie Scheiderer Congrats on getting started. The electrical background will be huge moving forward. But because you are young that doesn't mean you need to do everything. Build relationships!!! Use your electrical skills to maybe partner with someone already doing what you want to do and learn ask questions. You are on the right track and just stay focused and don't rush.

@Derrick Castile Congrats on taking the first step. I am also new and there is plenty of learning to do. But don't let that stop you from taking action. Read books and use the bigger pockets calculators. Your on the right track just stay focused. A bit of advice finish the flip before you start the flip completely.

@Gavin Kruse Congrats on getting up and doing something. Since you are a contractor then you know the numbers and cost it takes to rehab. Did you run your numbers through the bigger pockets calculator to see what your end result maybe? I am a little lost to why they won't let you BRRR certain properties if you wanted. That's another discussion. I'm excited to see pictures and also hear about the numbers you come up with. Was the property you found multi-family of Single?

Good Luck. I love seeing new investor taking action. I would put everything through the Bigger pocket calculators for sure. I called around for each phase and depending on how big of a project are you talking about is important as well. If you are going to be the GC or hire one out. But what ever you do try and finish the rehab before the rehab starts. That has been my biggest mistake to date I want to make a lot of changes and do more than needed. I would try and network with real estate agents in your area. I know Keller Williams has a nice system and usually share a bunch of emails when someone is looking for a good contractor or handyman. Yes I agree action is the key. The right kind of action of course. I made several mistakes my first project out here in Washington. My second project is going well but still learning. But so far Having systems is the most valuable to me. Since I am basically the GC on this project. Also having the right relationships is key. I think the deals will come once the relationships are in place. I'm learning the hard way doing everything myself is not fun. So relying on key members for the lead generation and marketing is probably my next step especially for my next project. I would join if possible local groups and network. There are a lot of wholesalers and other investors that will help you. Good Luck on your journey

BRRRR by David Greene on Audio book. Just curious does anyone know if there are some charts that are in the book that I am missing out on by doing Audio instead of actual book?
