@Christian Cummings Never down play your accomplishments. Thats awesome love to see others succeeding. How did you do it no money out of pocket? I am looking for creative ways to finance deals. I don't mind putting money in but myself and my lady are trying to also be debt free so its tough to balance the debt free goal and put a ton of money down.

@Taylor L. May I ask. I am looking to buy rental properties. Of course capital is holding me up. What can I do now to get capital without a major network? Over the years I have been a introvert or doing everything on my own. So getting private money is tough but any alternatives if we don't have a lot of cash on hand.

@Greg Dickerson Greg I see you are a developer. May I ask what is a good read to finding out the steps to develop small multi family projects to keep vs sell. I am just looking for land to build on now and trying to get a builder to talk to me without feeling like they are taking advantage of me is tough? I do plenty of audio books.

@Demarcus Crump I just use the BP calculators if you are talking about cash flow it gives you a detail breakdown and you can watch the podcast or how to video's as well. Hope this helps

@Ann Belter Hello Ann I was just curious on what kind of cash flow are you getting on these units and are they all turn key or rehab type of purchases. I am looking for areas to invest in that have a better cash flow than seattle.  I am new and this would be an out of state transaction until I can build up more capital its a little pricey in the Seattle area.

@Kristen Hernandez Well I believe that any education can only benefit you. But I also think that trying to do to much you might miss out on what your main focus is. The reason I say that is because of books like The One Thing. Leverage that time out to good investor friendly agents. If you have 3 or 4 good agents bringing you good deals with good margins then commissions could possibly not matter as much because you are doing what you do best and the volume is being met. If you get your license which could be a great thing you may find yourself looking more when you can have 3 or 4 agents doing that for you. I am all about letting professionals do what they do best and paying them for it. Good Luck keep posting and keep us in the loop on what route you took.
