@Mason Richards Thank you for your service. I to am a military man. The VA will lend on a home that you can fix up but maybe not to sale right away. I just bought a foreclosure last year with a VA rehab loan. That's a foot in the door. But there are rules that apply and your not really allowed to do any of the work to save money. Just find a lender and pick there brain on what you would like to do and make sure its a good fit. Remember this is a relationship business not just about Real estate. The better your relationships are the better your real estate business will be. Also don't try to do it all yourself, find like minded people and work as a team. Good Luck Mason

@Jack Bobeck Thats interesting to see them trying to rope someone in on that deal. I hope that no bites on it an is left dumping tons of money into a empty pit. I guess there is no laws that keep them from taking advantage of someone. By the way how is the rental market in Jacksonville?

@Account Closed I was just curious can you get your license and just have access to the MLS without getting invloved with the day to day operations of an office?

@Nathaniel Smedley Glad to see you are trying to get things going. Yes if you can get a partner that would be great. Also don't try and do everything yourself. You lose more money when you do. I know I tried to save money by doing so much of my projects myself that I realized I am losing in the long run. Good luck build new relationships and propose your numbers there are a lot of experienced people that if the numbers work maybe willing to help you out.

@Brandi Croom How did rain city treat you? I see them at our local REIA group. Is this the only hard money lender you have worked with? Reason I am asking I am looking to step out on that limb with a HML for my next project.

@Maurice Selva Good Luck Maurice. But it doesn't hurt to put your offer in strange things can happen. I'm sure out of all those offers you probably have about 10% that are serious and not just low balling. Look back later see what it sold for and see what your number was compared to see if you were even in the game. Don't ever think you will be the only one looking. I am sure if you find something someone else has already seen it as well. Keep turning over rocks and you will find something.

@Kimberly McCall I hear you on the roadblock Kimberly. But nothing can stop you if you don't quit. You keep digging and don't give up the right situation will come when its the right time. I hear all the time don't get to emotionally attached to a deal. Keep looking . Let me know what you find and please share

@James Williams Sounds like you do have some great numbers there James. May I ask why are you so set on doing it yourself? is it the potential dollar amount you can get on your own? Seems like everyone is leaning towards a partner which I would say should be your best option and if not the wholesale. But if you get a great partner that can be many more great deals down the line for you. Good Luck share which route you took I'm interested in how everything turns out.
