I am an Investor and do fix and flips. I was wondering if in todays market, are fix and flips still possible to do and will make you money in southern california?

There’s definitely good deals still just harder to find, and get connected with the right people! I have a few I’m looking into at the moment. If you want I can send them your way too to take a look at.

Hi everybody. I'm just about ready to househack one of my rooms in my 3b 2b SFH. I have a potential lead, but I need some assistance on getting started. I know I need a separate bank account and rental forms. I also need the background check app, and probably something else that I'm not thinking of. Any suggestions? I would appreciate it.

Love it! I have a rental lease agreement I use for my co-living spaces to rent out by the room. I can share the template with you if you'd like. I can also share the source we use for background checks. Feel free to message me!

Thanks man I appreciate that. I'm glad to know you're from CA aswell. I think we're invested in one of the toughest states in our country. I currently live in my 3bd 2bh SFH where I plan on renting out the other rooms. I thought about renting out my master bedroom fully furnished (bed, bed sheets, nightstands, and curtain). And I'm also considering doing the same with the other rooms. The competition around me is 1bd apartment units and other SFH that bigger or nicer than mine. That's why I think I need/should furnish my rooms to compete with the others around me. What do you think about this? Any thoughts or suggestions would greatly be appreciated. Have a good day!

awesome! I first want to ask what location is your home in? What city and what part, because that will make a difference in your rental strategy and in terms of being your competition.

Hi, I currently live in San Diego, CA with a house budget of $650,000. I'm planning on house hacking (honestly comfortable renting out bedrooms in say a 4-5 bedroom house) and having that cover all my expenses. As I've been looking for a while close to home, I'm considering expanding my search to anywhere around a 5-6 hour drive away (my parents and younger siblings still live in SD, and my work which I can do remote/flex is based in San Diego).
I'm considering new markets and interested in feedback on what areas anyone suggest I start to narrow in on.

San Diego is awesome for co-living. Specifically college area, normal heights, Clairemont, Logan heights area...etc. The reason is because you have a younger crowd, more singles and career focused/working people looking for affordable housing and the location is not far from downtown and most working offices. Easy to rent by the bedroom and house hack. Even good for STR if you went that route.

So I manage airbnb's and build Co-living spaces. But I am starting to try more of STR by the room and setting up pop up hostels in a way. I have done this before in Sacramento and thinking to bring it to San Diego.

I was wondering if anyone has tried this and what their experience was like?

Active military member here stationed in San Diego. I am looking to get started in multifamily real estate investing and would love to attend a few local conferences just to meet local individuals in the business, perhaps discuss deals and get my feet wet underwriting deals.

If anyone knows of anything around San Diego please let me know. I look forward to meeting everyone.

Hello All,

I'm a new member who's interested in touching base and learning/sharing experiences with individuals who are growing in the San Diego Area. I reside in the town I grew up in, right above Mission Bay.

I've got a fair insight into general construction (both my father and father-in-law are GCs), and knowledge of commercial/residential and industrial/farmland.

My wife and my professional careers offer *positive thoughts!* a high cash-flowing opportunity and we're early on in our careers.
I'd love to partner with someone who has experience with one of the better methods of buying and holding real estate for passive income/investment opportunities.

The number one goal is to learn and grow with the group and appreciate everyone's insight!

Hey Dylan I would love to connect! I specialize in STR and co-living and would love to share my experiences and hear yours!

Quote from @Jay Jay:

I am a 16-year-old who is interested in becoming a real estate agent. I don't have much knowledge about this field, but I am eager to learn about what to study and how to start out. Currently, I am reading a book called "The Book on Rental Property Investing." If anyone has any suggestions for other books, please let me know, and I will be looking forward to reading them.

In addition, I am studying informatics and maintaining good grades in most of my classes i also know 3 lenguages. My main question is whether real estate can be a side hustle or more of a full-time job. I would also like to know how much money I should have in order to start considering this journey and become a successful real estate agent.

That’s excited! It’s awesome to see young men on the hustle and eager!

Read a lot, be around real estate, network, take practice real estate state exams!

Message me if you have any questions or need help!

I would say around 750k is a fair price, especially considering the location. I can take a look at the MLS private remarks if you'd like.

If your trying to house hack, that is my specialty, ask me anything!
