 Hi Renee, I totally get where you are coming from. We manage 100+ units and it definitely can take a lot of time. 

1) I would say the first question to ask yourself is what your goal is. Is it to invest and buy real estate or manage property? If it is to manage property then hire more people, otherwise focus on what you're good at and hire a company.

3/4) Use Facebook marketplace and your network for recommendations on good handy men. I can refer you to ones I use for my units. Sometimes I do handy man work myself especially for my clients.

Hi Jose, yes I specialize in STR/MTR management, and I have a vast network on military renters & I work with placement agents! It is a great niche, great idea!

The best way to approach these connections is google research, connect with people on Facebook groups and other forums, know people, have an airbnb listing, or hire an MTR manager that already has the connections...is pretty much all you can do.

Hi Taz, I a am on the same page with you! I know of a market that I believe will blow up in the next 10 years because of its plans. I believe that area is Cameron County in Texas. I think it will be the next San Diego of Texas. It is on the boarder next tourist areas and the island. Space X is growing there and Elon has plans of this city. I specialize in STR and by the room rentals and I see high cash flow here. If you need any help or want to collaborate on projects in this area, I am all in!

I think there’s several post from the past if you search it out. Maybe somebody will reply in a little bit that has one. I had talked to one particular group on a property of ours in San Antonio, but after about four or five houses and they still did not act like anything would fit then I pretty well gave up on it.

I have a home in escrow right now and it’s perfect for sober living because of the area and how the house is set up. Would love some guidance on this!

Ask your favorite mortgage broker about DSCR loans.

I was told by my lender they would base the loan on AirBNB estimates of what my STR would generate, didn't even have to one day of rental on it. But alas, then the lender was no longer working at that company so I'm not sure what I was told was 100% accurate. ;-)


 Do you still have any contact to that lending company?

I specialize in this area. STR is not allowed for ADU's built after a certain year, I believe it is 2020.

I recommend buying within 5-10minutes of downtown area or around college area if you are thinking about ADU adds and conversions. You can also go the garage conversion route. These are the best areas for room rentals (co-living) and STR or MTR with higher ROI.
