I am a 16 who wants to become a ral state agent in the future, any advice?

Question

I am a 16-year-old who is interested in becoming a real estate agent. I don't have much knowledge about this field, but I am eager to learn about what to study and how to start out. Currently, I am reading a book called "The Book on Rental Property Investing." If anyone has any suggestions for other books, please let me know, and I will be looking forward to reading them.

In addition, I am studying informatics and maintaining good grades in most of my classes i also know 3 lenguages. My main question is whether real estate can be a side hustle or more of a full-time job. I would also like to know how much money I should have in order to start considering this journey and become a successful real estate agent.

I entered the real estate world when I was 18 by getting my MLO license and I learned that you can read all the books in the world but it means little if you don't have the connections and interpersonal skills necessary to succeed in the industry. Where I live the name of the game is being able to cultivate a lot of clients and make meaningful relationship in and out of the industry. It's also wise to find yourself a mentor like I did who knows how to succeed and avoid moving ineffectively.

I think it's amazing that at your age you are interested in real estate! I wish I had that insight when I was 16.

My suggestions for getting started would be to:

1. Learn as much as you can (listen to podcasts, read books, read the forums here and ask questions)

2. Attend local real estate meetups (this will allow you to build your network and learn from other agents/investors

3. Find a mentor (find someone that is successful in what you want to do, build a relationship with them and ask them for guidance)

4. Call local real estate brokers and ask for a job (there are other things you can do for a brokerage than being a real estate agent)

I would search for a real estate agent license book, buy one on Amazon. Read it start to learn the smaller to bigger things about the information in the book.

Also:

I would take some time in drafting an introductory email, explaining that you want to become an agent and learn about real estate. Take your time in this process. It can/will be the ice breaker or deal ender for what you’re looking for.

Start asking/looking around in your local area for agents (instagram is great for watching agents) and see who (which agent) seems to be informative and helpful in teaching the process of buying/selling real estate. Then once you can narrow down who you will like to work alongside with. Send that email and see where it takes you. You can simply ask to be their assistant, etc.

If you are interested in becoming an agent, read the red book from KW. You should also learn about scripting and communicating. These tools will help you develop sales skills. Oftentimes agents do not necessarily deal with many financing questions or problems. If they do, it is on the commercial side and generally, they have a sound finance background.

If you are looking to invest, look at the blue book from KW and realize that you probably will have difficulty until you get a few years under your belt with variable income. If the end goal is investments, look at getting a W2 role within a realty firm and invest as soon as you can qualify with an owner-occupied multi or SF and rent out rooms. Move in a year and then transition to agent status. This way you have 2 rentals before you move to variable income and 2 years of rental income on your taxes.

Be likable, be professional in your demeanor, dress in a business like manner- business casual when you are in public (It will open more doors for you than if you dress like the other teens in mod fashion With mod haircuts).

Have some cash saved up you can spend to invest in your new career- ask 3 or 4 brokers how much that should be.

Don't get discouraged.

A couple pieces of advice coming from someone a 20yo going through the same process of getting a license, trying to learn about different real estate strategies, and being a college student athlete.

1. Consume as much knowledge as you can from: books, podcasts, BP forums, etc.

2. Dial in your goals, ambitions, and your mindset. Real estate is a fantastic opportunity that can open so many doors, but it isn't as easy as it's made out to be by many people.

3. Take Action. My first piece of advice was to consume as much knowledge as possible and I do think that is important. Just remember all that knowledge is for nothing if you do not apply it.
