I would say around 750k is a fair price, especially considering the location. I can take a look at the MLS private remarks if you'd like.

I love house hacking & all about co-living and room additions. This type of conversion is a great idea. Just need permits for a junior ADU. San Diego moves fairly quick, could be a couple months or more. If you need a link to the Junior ADU application for permits, send me a message.

you might want to try STR and MTR to at least fill in the gaps. Or I suggest rent out by the bedroom, is a lot easier to attract tenants and makes more money.

Depends if you are talking commercial or residential.  Residential I have lots of clients adding ADUs, flipping properties or building/adding units to properties.  Commercial, that is tough with rates high, bigger owners are buying deals and looking at more of the long term play.  I personally think if you are good at finding deals in the 1 to 4 space and flip them that is a good business model.  Rates are coming down and we will always have an inventory problem in SD.  Especially entry level homes in SD, there is always buyers and when rates drop there will be lots more.  


Thanks for your response! Definitely on point. I been really into co-living in a market like this. Finding ways to provide more affordable housing by adding additional rooms, garage conversions, and ADU's, and connecting like minded people to live together!

It really depends what your strategy is. I specialize in STR and co-living and both these strategies work best closer to the downtown and college areas. And these areas also have cheaper homes that can be found. I have a few I have my eye on that are perfect and under 900k.

Clairemont is also a great area! North park, normal heights, university heights. Carlsbad and oceanside is ok, but I don't recommend for an investment. They are overpriced areas and more family oriented. 

Clairemont, College area, and areas surrounding downtown are my best recommendation.

 Better to go through the platform. Airbnb may detect you steering away guests off the platform and they will get you for it. Going through Airbnb is safer for you and the guest anyways, it is worth paying the fee.
