@Jake Cohen congrats, I too spent about 6 months setting up a 6 family along the beaches of the Gulf Of Mexico . I got 2 units up in Dec, converted 2 to1 and put it online in Feb and am just finishing up the 5th unit by next week . My cleaning person lives in the 6th unit for now , so it worked out perfectly . With just 4 the units up I am doing $12k a month , adding the 5th I should be doing close to $15k a month , considering my avg price per unit was about $85k each ROI is doing nicely .. Now that I am almost wrapped up and have my systems and processes in place I am looking at acquiring more places.

@John Underwood Thats funny I am killing it with AirBnb in Western Florida. I  ran the same listing on VRBO and hardly get any traction ,, In addition the Syncing software for calendars between the two --  does not  work 100% IMO  .  For some reason some dates get blocked even when the other listing is not.

@Stephen Aki what type of people /investors go to the Sarasota meetup . Is it mostly SFR and Flips or do they discuss larger multifamily as well ? ( I don't consider Duplexes and Triplexes as multifamily .)

I attend the Tampa ( Doubletree), Clearwater( Joe Crab Schack) and the PInellas county (Hibachi Buffet )  & The Dennys @9 Am  ... I usually get in  once a month bi monthly.

I  find  for the most part attendees are for SFR and a lot of flippers .. there also seems to be a 6 -1 ratio of sellers vs buyers . What say you ?

@Maan Najjar First I sort of agree with @Paul Sandhu  but in general if you feel the Orlando markets are tough , I suggest you look to your east or west coasts.  I do very well on the west coast and run a STVR management company including leasing out STVR units that can be sublet . But Areas like Daytona Beach , Coca Beach , and further north as far as St Augustine do well too, I just saw an article  that St Augustine is the best city for Short Term Rentals .   that was just one article and people on the ground like @Villy Ellinger& @Matt "Roar" Gardner can give  you better advice than any article  ..

@Blake Johnson Blake I manage properties  in the Tampa St Pete Markets, I am not a realtor but being in the area day in and day out , I know of most of the good deals as they come up.  I own a few properties  and invest in deals I see as being a good fit.  I only focus on areas I am already in and have extensive knowledge of . Depending on the areas you are looking at I may be able to assist. I can certainly suggest if you wish

@Jerry W. Lodging taxes when utilizing Airbnb and VRBO are taken at the time of booking so need to worry about holding anything in reserves for that . 

Your point about property taxes and insurance though certainly fall squarely on the owners when they come knocking . I would also insure to set aside a reserve maintenance fund of 5-10% to pay for the leaky roof, boiler repair or AC unit replacement. 

Usually quickbooks , or even Excel tracks all you need for your accountant calculations at the ned of the year.   Airbnb and VRBO  makes it super easy to keep track of all income ,, Owner just needs to make sure in keeping track of all the expenses.

@Asan Dixon @Ethan Cooke @Jason D. @Cheryl Vargas   Currently I own and manage  a number of short term rentals in and and around the Orlando Tampa, St Pete  & Sarasota Fl markets. From Studios, 1 Bedroom 1 bath to 2 Bedroom 2 bath. I am Cash flowing  double to triple a standard lease or what I would make with a standard rental.

I built a process to manage and turn the rooms while maintaining Super Host status. 

Depending on unit size to furnish , decorate and prep for STVR units will cost between $1500 to $3500.. ( including used or economical appliances, furniture, linens , towels , etc..) Since I own the property I also include outdoor furniture and for beach properties beach chairs etc.. 

As I am in the process of acquiring additional properties I would WELCOME and Encourage people on this forum and elsewhere to rent first ( if possible )  - and as an owner who already runs STVR  -- I would be happy to rent a unit to you before you spend hundreds of thousands of dollars on  a home or an Apt -  Walk before you Run.

You can self manage and furnish your units or I can include everything needed and even manage the units for you , My listings  are close to  75 % occupancy rate, which as per AirBnb  stats is very good.  

The units I purchased took about 30-75 days to update and get online.. Consider you likely will need to paint , update bathrooms and kitchens , decorate -- aside from any fundamental repairs that may have been required. Consider even gathering Beds, Sofas, Chairs, Dinning table , Utensils , Appliances, Linen, Toiletries , Towels , Decorations  etc,,  wether ordering online , finding them locally or on Craigslist  it still takes time ( weeks ) to setup and stage before you can even shoot the pictures..

 Some people may consider that a lot of fun ,,which it certainly can be ,, But if you prefer a turnkey rental that can start earning you money within the first 2-3 days ,, message me ..

I own a few studio units on a beach block in St Pete area , I would be ok leasing some units to AirBNB entrepreneurs. All units are in middle of being fully renovated with all new appliances, flooring , fresh paint etc . 

I perioanaly use a cleaning crew that I can introduce you too or choose your own .

It gives you an opportunity to add to your portfolio or start your first one without purchasing a property.

It’s  a class B+ Area per Airdna and the each studio avg income is $2300 . I have all the data . 

The beach is approx 800 ft away , has off st parking and is one of the nicest beaches and beach town in the country

I am actually a Landlord that is open to AIrBNB leases. I will lease a Beach block property in the St Pete / Gulf Coast area ,   Per AirDNA - Avg monthly NET income is over $2300 per Studio . The apts are just across from one of the nicest beaches in the country  . All of The apts are Stuidos. with all new appliances , floors, paint bathroom and cabinets. You can furnish as you wish or for extra fee I can rent a furnished  package to you  .
