I am looking at a number of flooded properties in and around Houston,
Does Anyone know after I close will I still need to pay the same tax rate assessed prior to the flood ?
Anyone close on a flood house and were taxes paid on the new lower flood value or full prior value ?
On Another note I keep receiving emails from a number of wholesalers with what I believe are just Dumb asking prices ..
Some wholesalers even include ( their own ) estimated repair costs ,
Most of the deals typically work out close to 70/ 75% of the ARV. (That is before Closing costs on the flip .)
That would be one dumb investment deal leaving such tight margins with great uncertainty -- No one really knows how buyers are going to react to repaired flooded homes vs prior flood Comps or homes in the area that did not flood.
I am looking for a number of properties and projects but the numbers need to make sense -- actually Dollars and Cents...

Hey Brittney ,
I have bonded together multiple containers making them into a Mutli Family.
Depending on City & State you may have a long trail of paperwork ahead.
I mainly focus on cities that give you leeway to be creative.
Some States will be fine with them while other Building Dept's don't understand the product and consider them UFO like.
When you go Big & Wide like mine you need some expertise and creativity .

Hello Members,
I am new to BP & this is my first post ,, So I hope I get some leeway in my first presentation.
I am attaching an image of a sample spreadsheet I drafted a few minutes ago - to engage and hopefully close on investors .
There are already numerous varieties of Project Analysis Packets in the market today .
However, I have not yet found any that allow one to view 6 ,10 , or even 50 properties in one shot.
The one I am drafting is a straight up look at multiple offerings demonstrating multiple ROI for different strategy's
Hold for rental or Flip on a sale.
The unique layout allows one to view Row By Row.Sort of a A 30,000 ft View of whats on the table for this neighborhood .
It is a minimal look to simply demonstrate numbers - Cash , Repairs, ARV and Rent returns if property is held.
I believe with this view investors can quickly evaluate a portfolio offering or individual deals with one simple glance.
If you have or know of a similar template I would appreciate you sharing it , so we can all learn from it .
All and any comments , suggestions and or collaboration on this evolving Portfolio Analysis sheet would be very welcome .
Again , my tool is just in the early stages , but feel can benefit many of us BP
