@Sofia Sharkey  Congrats on your first Investment Property ,  As long as your CashFlowing &Net Positive while building Equity no need to own your own place . Some people are able to purchase Investment properties only due to the fact they don't have money tied in their own pad. @Grant Cardone is a big proponent of renting your own place for flexibility & living in place you really want.

A home is not an investment, for many it can work out as one , but real money is made " Owning  Properties With Other Peoples Money."    That said,  I help people obtain loans on any type of property . Considering Rates are so all times lows - it may be the best time to see if a multifamily / house hack or personal  home  will work for you today without restricting you from further investment properties.

@Gino Gonzales, 1% is common but also may come off as you are putting money back in your pocket, I use a Back Office Management fee /share  which includes managing the Monthly bookkeeping, ( we still use a CPA - just track the data )  staying on top of property manager and any High end management need. You can take the % both as a monthly income and Net Share proceeds at exit. I feel this shows more faith , earns you more money in the end - as opposed to pulling money out of the cash register day one ..

@Dustin Hughes stay away from that outfit , There is no legal grounds for any upfront costs other than Credit Check and Property Appraisal when ready. Id be happy to look at a Property loan. I only do home loans and not line of credits currently.You can PM me ,

HI what is the value of the property  and loan  ?

I am with FM Home Loans we allow Loans Under LLC's for investment properties. Much better rates than Hard Money , and allow for CASH OUT ReFis depending on Qualifications , LTV's , DSCR etc rates are less than HALF of Hard Money .. Please private message me for more info

@Chris Wilkening IMHO it’s always best to use an accountant. For one many accountants can cover their fees sometimes in deductions or structures you never would have thought of and secondly most important just like an having an attorney in court . Always best to have a professional buffer .

Lots of people can do lots of things but alway better to have few people do fewer things . Focus on what your best at - and let the pros do what their good at.

@Sixto Velasco as far as a straight up investor play as others mentioned you should look for a higher ROI , but Some locations command a premium due to the intrinsic land appreciation. I believe Pennscola is one of those cities where you likely pay a premium and rely on values continuing to rise in the Panhandle . Is there any play for Vacation rentals there ? You will likely make more money if it's allowed and if you want to put in the extra work .. I have a 6 unit in Pinellas County and net over $85k on a property I rehabbed myself.

@Matt Jones what is the sales details on your duplexes ? What cap rate are you asking ?
