MFH with 12.61% CoC ROI self-managed
I'm looking at a duplex for $170,000. Rent is $700/unit. My monthly cash flow would be ~$458 after utilities. Leveraged ROI is 16.2%. However, the CoC ROI ran in BP would only be 12.61%. Worth it?

Don’t ever price yourself into managing property regardless of how good you are at it or how much you enjoy. Your time is worth money. Always budget for farming this out.
