I think you should do what you know best with somebody else's money and you said you have a lot of experience as a landlord. Single family or multi family but analyze them first and last not least cash flow is the king in the real estate industry.

I saw a job ad on the BP pro area , they are hiring people who are bilingual and have foreign relations to invest . Just try that first and you will know all the laws and stuff.

Go over knock the door and introduce yourself as a new landlord and do not ask him to sign anything in the first meeting and let him know that his lease is expired and you would like to sign a new lease for a year and he is willing to do so schedule a meeting to sign a new lease. Tip: tell him/ her that the rent is going to remain the same otherwise they will refuse to sign a lease.Good luck and do it asap.

Well are you incorporated or not yet .Here in Indiana you can not register a dba unless you are incorporated.

Douglas Larson congrats for the deal and I have to share my story here too just like yours , bought 1.75 acres of land at the county line for $125000 in 2007 and after a year the state wanted to develop the corner and they paid me $60000 and bought .25 acre of it to develop the corner and still have 1.5 acres for the gas station.

I would just use the BP deal analyzer calculator which work pretty good for me .
