Cash for the keys should work in this situation , offer them cash to vacate as soon as possible and I would also help them move out .

Flipping a house looks like flipping a burger, buy cheap and sell at retail, right a very lucrative business but it is not, that is what your aunt thinks , there a lot of tease arch and hard work is involved.It is not always profitable as it looks like so help your aunt by explaining her that there are a lot of variables in this business and one goes wrong could loose all her money.I hope she understands.

It does not qualify the simple 1% rule that means it should generate at least 1% revenue of the purchase price which is going to be more than $4000.00 in your case which is not. For further analyzing use the BP calculator.

Just move on with the new tenants because they may not find the third person that qualifies to your criteria and you might miss the other tenants . The lease should be void any ways the do not have the same income as they would have before .

@Shawn Holsapple@David Faulkner@Account ClosedThanks for the suggestions and from all the above good suggestions i found that I have looking at the deals like I got on the rentals and comparing the ROI as the same and I have been conservative and now I will try to raise my purchase price a little bit.once again thanks for your good suggestions.

Last June at our church a really old person walks to me and asked if I would be interested in buying his 35 rental properties , they were all single houses , I had never thought of rental business since I had been in gas station business for the last 15 years. I told him that that I have a friend in Indy who does this , I can ask him he wants to buy your houses but he said that I want to sell them to you and he offered me a real good deal , I could not refuse and I ended up buying all his properties in about a month. I very good price , a very good cash flow and a very good condition . I started managing them myself and in the beginning I honestly did not like what I started doing but now slowly I started liking it . Now I have a team of maintenance guys, plumbers and have a lot of pending application and I started looking for more properties but now I want to rehab and flip but unfortunately I can not find any good deal . I have tried auction.com, Hud homes and also the local sheriff sale but I could not find a single house which I could say is a deal and now I need your help to find a deal, how do I do it and that seller has no more properties left. Please show me the way to find really good deals.

I do not think this is a viable deal because you want to make at least 10% for all the headache. Ask him to show you the cash flow and he may go down on the purchase price.

Can I see the financials and list of Leeds on this mall and more specifics like how old is the property etc etc please.
