Hey BP,

So I've got another potential BRRRR prospect in Walla Walla, Wa. This is a Duplex I'm having trouble estimating the ARV on. Lets talk about the subject:

Single level

Year: 1913 house with an added unit in 1983

Sqft: 1734 total (867 each)

Lot: 7500

Floorplan: 2bed/1bath/1laundry each unit

Since I want to BRRRR its obviously in rough shape. According to the listing there is some water in the crawl space and damage to the siding. However, this is also in what I believe to be a great area (near a park, college, and other great homes).

My question:

Since there are no nearby (within a half mile), recently sold duplexes in the area, can I just take a single family home with good comps to come up with my ARV? For example a comp could look like:

Early 1900s

~1700 SqFt house, 

~7500SqFt lot

4bed/2 or 2.5 bathroom/1utility room.

My thought behind this was if I were to own the SFH above^^ and wanted to divide it into two rental units I could do so without negatively effecting the ARV. Right?

However, because there is more competition for a SFH, I'm sure a duplex of the "same size" would have an ARV of less. But if I got a good gauge for similar SFH ARVs in the area I could at least be sure I'm not overshooting my ARV estimate with this duplex. Does that make sense? How do you deal with this issue?

@Britt Clark I have the same thoughts. Tri-Cities, Yakima, Walla Walla, Dayton, Starbuck, are all communities within 100 miles with close to 400,000 total pop. The area is heavily dependant on agriculture, including a heavy wine focus which attracts people from all over the world. As mentioned above, Columbia Pulp will be bringing over 100 jobs to the area. I'm actually involved in the project currently. I'm going to meet with the seller and discuss details; if the numbers work, I think I'll pull the trigger.

Hello BP,

I've found an interesting deal in my hometown of Waitsburg, Wa. which I would love your advice on. Please bear with me as I just stumbled on this last night and am still learning about the property myself. This will probably be long-winded to give you all some history and market context:

I met an older couple (mid-70s) last summer at a church hosted drive-in movie. I talked with him for an hour or so and learned they own a 5 unit property in Waitsburg and were looking for a tenant for one of the units.

Well, just last night I learned they are selling. I spoke with him on the phone and set up a time to look at the property on Sunday at which point I will learn more about the property. Here's what I know now:

The asset:

They bought the property 15 years ago as a hotel, but instead of using it as such he converted it into 5 apartments:

It's a solid cinderblock building.

3 bed/1bath X3

2 bed/1bath X2

Each unit is currently occupied.

They each have a full kitchen, and their own washer and dryer, and a living room.

None of the units are separately metered.

They have window A/C units and baseboard heaters in the bedrooms, and Cadet 4000's in the living rooms.

I haven't yet seen the interior but it has a newer roof (~6 years), and new paint.

His numbers given over the phone:

Income:

$900 for each 3 bed

$850 for each 2 bed

$575 per month electric

$525 per month water/sewer/garbage

$200 insurance

$150/month taxes

$150/month maintenance

They own the property outright and are asking $255,000. They are flexible and willing to carry.

The market:

He says he never struggles to keep it rented (of course) and it cash flows well. My biggest fear is the neighborhood. Waitsburg is a cute, relatively safe community with a population of ~2000 consisting mostly of farmers, teachers, and office workers. There is a great high school and middle school, a general store, gas station, and a few restaurants. Walla Walla (20 miles south) is a booming market with a growing population of ~32000 with constant new construction and a few colleges. There is also a new pulp mill going in ~20 miles north which will employ several hundred people. There are no similar properties in Waitsburg to run comps on. In Walla Walla, $255k would probably be the going market value for a similar asset.

Summary: This would be my first deal. So what should I be focusing on asking this guy when I meet with him, discuss terms, and view the property? What should I look for, watch out for, and be aware of? Are there any red flags that my untrained eyes (and ears) are missing?

I know this is a lot of jumbled information, so thank you for your patience.

That ^^ or: find a good enough deal to afford you money to pay for a good PM while still cash flowing. While a good PM won't make REI passive for you, it will alleviate a lot of the "dirty work" (filling units, collecting rent, etc.). @Brandon Turner always says, always budget for PM in your expense analysis (10% of rent plus various fees for filling units) even if you plan to manage the property yourself. Not only does managing take your time and so you should therefore be compensated, but you likely won't manage the property forever so plan for this expense ahead of time.

I haven't done any deals but am quickly working in that direction while also working full time. I will be sticking to small multifamily slowly working into larger commercial deals. If you can/need to, house-hack (live in a unit while renting out the others). This gives you "low-money-down" options via FHA loans and makes it easy to collect rent/manage the tenants yourself.

Most of all read, learn, network, and ask questions.
