@Joe Cassandra - Great point. I hate to have a nagging partner especially if he does not have any experience in the trade. I suppose it really depends on the relationship you have with the lender. If he has complete faith in you and will be a silent partner, 50/50 may be a good option especially if its zero money out of your pocket. 

How is Woodstock market treating you ? What kind of flips are you doing ?

I used to follow Clayton's youtube channel. Such a smooth talker with a pleasing demeanor. Sad he turned out to be the way he did. Last I heard he was in Portugal. No wonder he looks more than usual these days :)

 Don't know much about Jerry Norton personally but he's been a frequent flyer on Clayton Morris's show. Anyone going on a show with Clayton Morris should be looked at with the side eye as Clayton Morris is a known worldwide as someone who's involved in real estate scams. I actually won a $7.2 Million lawsuit against Clayton.

Not at all. I was just comparing Midwest and Atlanta. I rehab homes. Rental is plan B if it does not sell st the right price.

My properties OTP are all cash flow pretty well. I guess it depends on what’s your standard of cash flow well. Since I’m local I also manage my own properties (save $$ on management) my monthly cash flow are all above $350 per month. Some properties I’ve put down more money cash flow a lot better.

We invest in Atlanta. 1% rule does not apply in ATL. I see that playing out in Mid west where the population has been declining. It is almost impossible getting cash flow AND appreciation. You get can either of them, not both..
