I am from the Valley. That’s what you’ll hear it called. The valley is awesome because the cost of living is so low, food is amazing, Mexico is across the street (pretty much), and it’s growing like crazy!! Lots of people live on one side of the border and work on the other. Winter Texans travel down and stay in trailer parks or 65+ communities. Lots of new builds and development. Lots of land for development. Edinburg and Mcallen have college\university. Your money will go much farther down there. Mcallen has the “down town” area and lots of established neighborhoods. Edinburg is growing like crazy, lots of new builds and lots. Mission has an area known as Sharyland (a school district) that attracts families because of its reputation. The cimaron country club and plantation neighborhood are desired areas by middle to middle-upper class families. The valley has a lot to offer but like anywhere there are spots that are hot and spots that you want to avoid. Hope this helped, you can always reach out to me! -cheers

Hey Jesse,

I hope you are doing okay with all that you are going through. Many contractors will go out there willing to give estimates. I have one in mind if your interested. Do you have a list written down of all things that need to be repaired/fixed? Going through that list with a realtor could be really helpful. A good agent will have market info for your neighborhood. Looking at homes that are currently on the market in that area and homes that have sold within the past 6 months will provide tons of insight. Looking at what you could possibly get for the price per sq.ft is valuable. You can definitely do this! One last thing, have you thought of using it as a rental? Wishing the best for you.

I have friends who went to Baylor & many of them stayed there once they graduated. Have you been using realtor.com to look at properties?

Waco is definitely growing. I think it is a great place to find some deals since it isn’t on the SUPER HOT radar just yet. Have you ever completed a house hack?

Hey Adam, I am a real estate advisor in the greater San Antonio region for PMI Birdy Properties. From what it sounds like, you guys are eager and ready to learn; that's half the battle in my eyes. I believe it would be in the best interest of both of you to find a Real Estate advisor in Colorado Springs that can provide market insight.
