I have a 4 bedroom rental that mutiple non-related people want to rent.

My question is: how do I rewrite my current lease aggrement? Do I need to rewrite it?

There are blanks for all non-related people in it already. Every renter would get a credit check, etc.

Is there anything else my PM needs to do?

I also agree with the other BP'ers about having them fill out the app right then and there. If they can't(don't have the info, etc) they're probably not going to work out anyways.

I think if you set the tone and set it early, you'll get better tenants and better results.

My pm has sort of the same issue, with distance. And then there's the quality of the wanna-be-renters. Its a juggling act, for sure.

I've recommended this to him: how about an Open House? Advertise that you'll be there, say for 2 hours, have plenty of apps and see what you get.

Also, if you do get mutiple people there at the same time, it will look like there's competition for the rental. And that always helps!!

Just a thought....sometimes you have to be a little creative....

(I know this is veering off your original question but I'm merely responding to your other questions. Don't want to be "guilty" of not reading a thread!!)

Good question Brian! I am currently going through this very situation right now.

My first instinct was to have them closed for the very reasons you mentioned. I too settled on keeping them open a bit to "peak" in. But my rental is in a place where most of the calls come from the signs and not CL.

Hi Carl.

$12,000 seems steep. What about getting your RE license(a lot of the topics you listed will be covered in depth at your classes), go to some REIA meetings in your area, ask a lot of questions, build relationships with some of the attendees and perhaps get a mentor, read a lot on BP...

...I think if you do all this, your cost will be FAR LESS than $12,000.

Its just a thought.....

Man....you guys got off cheap.

Here in NY:
$385 Licensing course(on site only)
$1000 association dues
approx. $1800/yr to "hang" my license

Plus CE courses every 2 years....

Plus O&E insurance...plus Supra key...plus signs/marketing...

...no, its not as easy or cheap as some people like to think!!
