Time on Market - average time to fill a vacant rental can be critical.

Did you try the one under tools?

is there a reason why you don't account for R&M and Capex in your numbers (even if you replace a capital item, it will need replacement at end of life)

what is the cap rate in that area?

How is the eviction process? does it take 3-6 months or is it quick? 50% arrears means you may have to do some evictions
