@Jamie Vanek no problem, if you havent checked them out already Id definitely recommend pretty much all the books that biggerpockets publishes as well as their podcast. You can also learn a lot by just going through forums and networking with local investors. And in terms of your Realtor and lender, Id recommend working with someone who invests themself so they really understand what youre looking for. Best, Kyle

@Jamie Vanek hey Jamie, welcome to BP and congrats on taking these first steps towards buying your first investment property! What part of VA are you located? Ive got a few Realtors I could refer you to in the area, and would be happy to chat about some financing options, including how I got started on my first property. Dm me if interested in chatting more. Best of luck, Kyle

@Cyrell Ford hey Cyrell, are you planning on doing a live in flip or a non owner occupied (NOO) flip? With and owner occupied flip, you could consider doing an FHA 203k loan, otherwise for NOO you could consider doing a hard money loan. Dm me if you want to chat more about this. Best of luck, Kyle

@Jessica Kelly hey Jessica, Id agree with @Russell Brazil, Arlington is a "safer" place to invest with all the population and job growth, but Id imagine its pretty hard to find a good deal with the property values there. I grew up in MD and have a bunch of connections in NoVA as well as areas such as Baltimore. Id be happy to chat sometime about this and put you in contact with some of my connections if it would help. Dm me if interested in chatting more. Best of luck, Kyle

@Hunter Bowles hi Hunter, congrats on taking these first steps! I agree with Peter, going to meetups is a great way to network with local investors. Arlington is a pretty expensive area, but if you can find a good deal there Id imagine it would be a great long term investment with all the job and population growth. I went to UMD and have a bunch of connections there - Id be happy to put you in contact with a local Realtor if you need one. Dm me if interested in chatting more! Best of luck, Kyle

@Charles Ho hey Charles, what area of Baltimore are you considering? I used to live in Baltimore and have several friends that are actively investing there. Im actually considering buying some properties there myself at some point since I already have a good network there (i.e. an agent, a property manager, a hard money lender, etc). Theres also a Baltimore Investors group on Facebook - that might be a good place to network/ask questions to local investors there. Feel free to DM me if you want to chat more about this. Best of luck, Kyle Deutschmann
