Good question.  I've done both.   As an Investing Realtor® I do both personal investing, as well as webinars and seminars, meetups, etc. for customers as well.

In my mind, to have a successful Webinar/Seminar/Meetup group you need to have three things.  (Certainly more, but at least these three)

  • Relevant Topic/or Speaker
  • Ease of Access
  • Meaningful Content without Sales Pitches.

I've held all of them in all those formats, and it typically depends on what you are looking for.  An example of a Webinar that I recently held was called "How to Buy CHEAP Tucson Property!"

It's my belief that you need to talk about what is important to the prospect, yet NOT directly about the issue.  For example, instead of talking about "Buy a cheap home with me in Tucson", we talk about how THEY can buy a cheap property.  Naturally, during the process it becomes evident that talking to me is the best way to go about it.

I will be having another Google Hangout in a couple weeks for Sellers to test that out. The Buyer one above was to test out Webinarjam on it.

Hope it helps!

Post: Is a good idea to contact a broker before I get my license?

Awesome question!  I'm an Investing Broker myself.  Personally, I think it's a great idea to talk to any potential companies that you may be interested in prior to getting your license activated.

It's never a bad idea to get a feel for the offices, and the people.  Generally, the broker in charge or the manager is available during normal business hours.  Simply stop by, inquire with the door staff (think about it this way, how they treat you, is how they will treat your customers!) and see if you could set an appointment to meet with the broker in charge.

When you meet with them, simply introduce yourself and tell them a little about your going to school.  They will generally set up a time to show you around and help you feel comfortable about their training and their people, culture, etc.

It is entirely different than what you may be used to.  You are an independent contractor, not an employee.  Therefore, the Broker is looking to employ YOU.  Not the other way around.  I wrote an article about "How To Choose An Investor Friendly Real Estate Company" back in July on my blog.  Check it out and let me know if it helps!!

Congrats btw!

Sure @Alex Duarte, happy to provide it.  Here is the link to the blog post entitled "How to Pick an Investor Friendly Real Estate Company for Wholesaling!" I'm not sure if that is the protocol or not but I hope that is helpful.

I think its personally important to have a Broker who is at least aware and has a basic understanding of what you are doing.  Beware of those "guru's" out there who teach you that wholesaling or investing as an agent is the same as it is for the unlicensed.  It isn't.

Just my two centavos my man!  Hope it helps!

Good job!  After you get your license figured out, I am going to assume that you are probably going to look for some investor friendly broker in your area.  I wrote a post about How to pick an investor friendly Realtor® company for your investing.  Additionally, there is some Realtor® specific information about wholesaling and such available on my blog.

One of the biggest discoveries I had as an Investing Realtor® was that there were significant differences in what needed to be said than those who were unlicensed.  I see that you are on BiggerPockets so you are already in good company!

Congrats again!

Thank you so much!  As I am new to BiggerPockets, I am not quite sure as to the protocol here, I didn't want to put too much stuff that might be misconstrued as spam!  Thank you so much for the compliment, and please feel free to share that script book as liberally as you like!

Thanks again!

You are very welcome!   If there is one thing I learned as a new agent and investor was this typical training session.

"Here's your desk, here's your phone, here's the phonebook, you're on your own."

I promised that I would #PayItForward and never say that to someone else if I ever got in a place where I would be able to help.  With my podcast and blog, I feel like I am able to successfully meet that karmic need to pay it forward!

If I can ever be of service, please holla at a boy!!

Karl

Well that was how I got FORMALLY introduced to the word "Wholesaling", although I had done it as "assignments" previously. @Sean Terry and the Flip2Freedom Academy have been a great resource for me and my friends at [REMOVED]. We are friends of his and @Rob Padilla and love them both. Keep up the good work!
