Good Afternoon,
I have over a decade of property management experience with single family homes...Recently I started managing a 16-unit apartment complex in downtown San Jose in a "rough" area can anyone offer any advice or tips? 

Also looking for vendors in that work in the area. Does anyone have any plumbing, electrical, handyman, and/or appliance repair referrals ?

I am EVERYWHERE. I live in Spring but I am a realtor so I work from Conroe to Rosharon, Missouri City to Humble, Baytown to Katy, Pasadena to Cypress. So...I've really seen it all. 

Woot woot another Californian in Houston! I am also from CA. I am a realtor here and I have one rental property in Humble. There are SO MANY differences in the from CA to TX when it comes to Real Estate! I could go on for days! Let me know if you have any questions.

If you are doing a 2/2 it truly has to be in an area where roommates are common so inner loop in a nice area. Anything not in a nice area (close to trendy restaurants) not inner loop that is 2/2 is not recommended! Resale will be difficult. And rentals, in the inner loop, at 2/2 depending on upgrades (parking, fixtures, security, bathrooms) can range even in the nice areas from 800-1400. 

It all depends on your bottom line. I wouldn't recommend a PM until you have multiple units under your belt but it all depends on your time, your comfort level, and your understanding of Landlord laws in that state. If you have time and are able to thoroughly understand the laws then there should not be an issue being a remote landlord. However, if you don't have the time or comfort level to do so then you should hire a PM. Not everyone has the personality to be a Landlord some people actually need the PM. From my experience it doesn't make sense to get a PM unless you have multiple units to manage from an economics/my comfort level. Also you don't know what you don't know so if you don't have a thorough understanding of where to look for new housing laws and restrictions that maybe a bigger liability than paying an expert. Keep in mind that my dad is a Landlord in California and I assisted him with that for over 10 years. I also went to school for Urban and Regional Planning- that taught me how to navigate government entities
