I agree with what @Sean Tarpenning says...also having a good PM firm in place is a great asset, especially if they are willing to put an effort & try to change the area.  A lot of changes are happening in various areas of the city, the police are patrolling more, neighbors are forming task force to reduce crime, business are moving in & increasing property values.

You need to remember, some people live in these areas because that is where they grew up, that is where they feel comfortable with, they have family there, their roots are there,  A lot of these areas have really good people living there who are trying to get by.

Turn-key is a great way to go.  Even if it is out of state.  

I have several buyers from CA & NY/NJ who are buying KC properties.  However, we talk for hours, I provide them with the good & bad of KCMO.  I give them as much literature, direct them to sights so they can see what our city has to offer.  It's building trust between them & me.  When I suggest a property to them, they know from dealing with me, from providing them with the numbers that this is a good investment.

In their local area they are unable to get a decent house for what we sell them....my CA buyer always teases me that he can get 3 KC houses for what 1 CA house costs...

When & if you choose to buy & hold out of state, find a company that is there for you, find an individual who you feel comfortable to work with.  Sure you will have to pay a PM firm, however, they should be able to recommend you one.  Take your time & if they want your business, they will be there to assist you at all times:)

@Bill Gulley, we provide financing for those who purchase properties from our company, its an interest only payment that balloons in 5 years.  Believe me I don't sell education seminars....

First, there are lots of women on here....we just juggle way to many things...

Seriously, this is a great place to meet people & to learn from others.  People here are great at giving their opinions.  

My first suggestion is to establish a goal, do you want to have a turn-key to obtain your passive income?  If so, search for a Turn-key company (pm me if you are looking for houses).  Second, read all you can & ask questions...after all you are never to old to learn.

Third & most importantly...take your time & read up as much as you can.

One thing to remember, it's ok to take it small & slow.  Focus on a goal & obtain it.  Determine what you are wanting to accomplish...whether it be cash-flowing properties, rehab...
