Assistance in the KC market

I'm heading out to Kansas City to look at some turn-key rental properties and have never been to the city. Any ideas or advice on areas to avoid? Currently have a duplex under contract located at 3220 Elmwood Ave. and can see there is some crime in the area but the numbers are great. Appreciate any thoughts on the KC market.

@Brady Halse, as others have stated, stay outside the 435 loop for the most part unless you want to invest in the high crime, high turnover areas.  A better guide to use is school districts.  If you avoid the Kansas City School District then you will eliminate 70% of the bad areas of the city.

Raytown, Independence, Grandview, and North Kansas City will have some good, lower cost areas.  Gladstone, Lee's Summit, Liberty, Parkville, Blue Springs, and Kansas City (North of the river only), will generally have better properties, but they will cost more.
