A lot of investors will do a house that can qualify for Section 8 because of a higher net yield. They work but be choosy on the tenant. Some folks use Section 8 as a bridge, they fall into a hardship have a family, take pride in themselves, single parents, work, trying to get out of the system, just need help because of other variable personal reasons. However, some folks abuse the system. Typically Section 8 move outs require more attention than other tenants. They may abuse the property, tenants move out without notice etc., there also could be other unforeseen problems. Good luck should you go down this path.
First, I think your tenant is being very honest about his desire to move his girl friend in. Like the others before have stated, he is paying his rent, he keeps the property up to your liking. If she isn't a criminal & as long as you feel comfortable with her being there I don't see where the problem arises. To me contracts can be renegotiated, you could add her on the lease & have her pay an additional security deposit.

Brandon Hall is completely correct on mileage. Don't forget you can deduct meals & entertainment if your out with clients, any thank you gift or card, postage etc. There is an app on your fone you can download, you can get the free version & it tracks the mileage for you. Also find a CPA, an accountant or someone you trust to make sure you are getting all the deductions possible.
