Always get the home inspection done. ALWAYS.

Why? When you sell your place, you can use that to show new owners everything that was worked, show receipts and maybe they'll skip the home inspection when you go to sell.

Focus on not so much a percentage but what you'll walk away with by the end of month after all income minus expenses and see if that number matches your goal

Closed on a home yesterday, biggest delays one may see is in appraisals or if the appraiser is ok with it, they are doing desktop appraisals.

I just closed today with an Army reserve who bought a beautiful home today and currently helping a Navy officer purchase a house hack; buy something that numerically makes sense and run with it.

Get multiple quotes BECAUSE good companies have innovative, newer ways of fixing foundation issues
