I know that it's a lost cause and you'll be able to recoup some losses when you get another tenant in, but stay in touch with the others. Try NOT to burn that bridge just yet; they may be in a place where they don't have money and maybe they'll give it to you when they get it (maybe weeks, months, a year or so down the road)

What do you recommend would be some great one liners that have worked for you guys? Perhaps, you can help a fellow wholesaler out and give an example of a letter?

I am planning on calling them after I skip trace them and then door knock.
