For someone who wants to invest passively with solid property management in place, is there really any value to investing locally? 

There are some areas maybe within an hour or so from where I live where they could probably cash flow nicely but I'm mostly looking at out of state opportunities in more standard cash flow areas like memphis, etc.

I can see how some people would feel comfortable knowing that in a pinch they could go by the property, but honestly if I have to drive an hour away to look at something, then it's really not the kind of investment I want anyways. 

Just curious if there are some factors I may not be considering.

Just checked out some of the property listings on JWB. The first 2 that showed up were like 6% w/out financing and 8% or 9% with financing. Pretty low?

I'm still a bit foggy on how exactly you determine whether you are a sophisticated investor? Practically speaking, is it just a matter of having a relationship with a sponsor who can put you down on the deal as a sophisticated investor?

I kinda see where you're coming from on this, but what's great about a lot of those questions is they aren't really that easy to just "tell investors what they want to hear" without outright lying.

I suspect those who would outright lie will be found out relatively soon.

Awesome yeah I’ve seen the deals section before it’s always one of the things I’m most interested in when checking out someone’s profile. It doesn’t have much information though. Would love to see returns %, the market, parties that they worked with (lenders, agents, etc).

Seems like a really rich source of data for like you said networking with people that are involved in actual deals.

Also would love to see notes on things that didn’t go as expected, etc.

Obviously some of the negative information/feedback might need to be private as a lot of times people don’t want to say negative things publicly about companies, but that is some of the most important information for new investors trying to learn. 

Yeah exactly. The idea of managing all of that stuff myself seems pretty overwhelming, especially when first starting out.

Was thinking about building a database for people to share deals they've done. I know BP has a feature for this but it seems to be light on details a lot of the time and doesn't have a lot of data points I'd love to see. 

Curious whether anything like that exists. 

I was thinking it would be really interesting to have a database for deals where people could share details on their details - cash flow, CoC, etc. Then you could answer this question simply by querying the database.

I know BP has a deals feature but it seems to be light on details much of the time.
