My state has strict rules protecting homeowners facing forclosure. I don't want to get in legal trouble so I don't even bother. My only advice for you is to make sure you have a hood lawyer... just in case.

You can put anything in there to make it lumpy. We are keeping it simple and doing a hershey's kiss with a post it that says "we're interested in buying your house for cash. Please give us a call at 123-123-1234. Signes, Davis Syracuse Properties.

The lumpiness will get their attention. Hopefully....

Well I definetly wouldn't send them the SAME letter six times!! 

Yes, remove the angry people. But tell them to please keep your contact info in case they ever changw their mind. Unlikely but you never know!

I am planning my first direct mail campaign and plan for it to look something like this:

First touch- lumpy mail

Second touch- basic yellow letter (I will not actually handwrite but will photocopy my handwriting so it will look legit. I will handwrite the addesses.)

Third touch- typed letter

Fourth touch-typed letter

Fifth touch- typed letter

Sixth touch- typed letter

Each of these typed letters will have different wording but all will say the same general thing (obviously). 

Let me know if there's anything I can clarify for you further.

I see that everyone puts on their mailers/signs/advertising info "We buy houses" or "all cash" etc.

Well I am just getting started and don't want to make promises that I can't keep. When it comes down to it, if I coulsn't find a cash biyer, I wouldn't be able to buy the home myself. So I can't be saying that....

Please tell me there are SOME wholesalers out there who ONLY assign contracts (for some amount of time at least..) and don't actually buy the house and then re-sell it. 

A few leads is good but long-term you'll need more than just a few. Keep in mone that there's generally a 1% response rate so you need 100 leads to get one response. 

But if you can locate numbers, definitely give them a call!

good for you! I would love love loovvee to leave the 9-5 and jump in knees deep however I am worried about giving up the security of benefits etc. because my family relies on that. Ah, another goal for another year.

What's that old saying... ah, yes. I think I remember it now...

"If you don't have anything nice to say, don't say anything at all". None of the rude comments NEEDED to be said, come on now. I am not saying the entire post made sense... I'm just saying that people should be able to communicate what needs communicating without being mean.

IMHO, What @BA R. should take from this is 1. Action is better than execcesive planning and 2. Share your ideas, gain support from others
