@John Nachtigall to be clear, the company you are referring to above is not ERentpayment, but the company they outsourced to to collect the funds, called something like eCheckit?

We have several great tenants over the years who don't pay their water/sewer bills on time but they do pay the next month or two with the small late fee so I don't ever mention it. If the bill got to high I would mention it but so far no issues.

We had a tenant who did that. For some reason he they thought they were dead. Ended up charging them for it out of the security deposit.

@Liwen Gu most homeowners associations can legally assign HUGE fines, like $100 PER DAY, when covenants are not followed. I would take it seriously. At least they gave you a warning.

Had an applicant who is a real estate agent. SFH listed as 2 year lease, 80 lb dog limit, dogs negotiable/ extra pet security/pet rent. Before she even applied, she was all like why does it have to be your application, why can't it be Smartmove, I explained why, not knowing she and the hubby were the client, then the next day was like "if problems with your online app persist (others were using it just fine) I will use Smartmove, should suffice". I'm thinking, go ahead, I'm still going to make you do ours and I don't reply. She did manage to apply via our app.
On the app they indicate they want a one year lease, and have two 135 lb dogs. So, that’s 270lb of dog. Husbands been at the same job for 30 yrs with a 790, and since I’ve rejected 15 apps over 2.5 months so far for this property, I decide its worth a convo even though she seems like a PITA.
She is like,"Well, I looked in MLS, last time you rented it, you only rented it for a year." Uhm, so what, we do 2 year leases only now.
I tell her it’s going to be an additional $80/month in pet rent for these dogs and the security would be 1.5 months instead of 1…and it’s still a 2 year only lease with no buyout option.
Days later she writes” We discussed the changes you want to incorporate and decided to withdraw our application”. I say,” thanks for letting me know, but those were not changes, that’s how it was listed!”

The dog owner lost because she totally ignored the complaint and didn't even go to court. That is what a default judgment means.

We reject anyone we catch lying so I wouldn't advise that. They can always ask for bank statements.

I am in the Chicago suburbs as well. They do move in fees in the city of Chicago because of the stiff Chicago Landlord Tenant ordinance there. Unless Niles has one too, which I doubt, do a security deposit.
See if Niles requires rental licensing, all but one of the suburbs we are in require it.
Since Niles is in Cook County know that you can't say things like No section 8, that you won't take section 8, or deny an application because they have section 8.
Screen hard. A lot of liars in the pool of renters in our area.
