Quote from @Rebecca P.:

I've been using Hemlane for years. I've been with them through a lot of changes but it keeps getting better and better. The only thing I would change is adding to their showing feature an automated lockbox. We are local but turn on the maintenance feature when we go out of town, or just need a break.

When you turn on the maintenance feature, do they bill for a whole month for that feature? Or prorated to just the days that it is on?

Post: Oppose Dec 15th Cook County Landlord Tenant Ordinance vote

Please contact your Cook County Commissioner and let them know Cook County doesn't need to impose stricter laws on landlords, particularly now.

You can do so via an email by using the new VoterVoice campaign which replaces the previous one at

https://www.votervoice.net/ILRealtors/Campaigns/78677/Respond

If this passes, it will probably mean they will revise the Chicago one and make it worse to match this one as well.

If you want to know how bad this is, you can read more at https://www.chicagoeviction.co...

There is a nasty Cook County Landlord Tenant Ordinance is being voted on December 15th and even worse than the Chicago one! Act now before its too late!

COOK COUNTY LANDLORDS! Something worse than the Chicago RTLO is being voted on soon that would apply to ALL of Cook County...it adopts all the requirements of Chicago’s RLTO AND the following:

a) Limits late fees to $10/month (for only $10 a month, a tenant can withhold his rent until the last day of the month) and

b) Eliminates move-in fees, which is what Chicago landlords started using to protect against the huge liability the RLTO created with security deposits. In other words, accept security deposits and risk being subjected to class actions for frivolous missteps, or simply trust that all tenants will opt to leave apartments fully cleaned with no damages and rent fully paid.

Use the following link every 24 hours to voice your opposition.

I've heard for address you need to give a Cook County address, so if you don't live in Cook county, provide the address of your rental in Cook county.

@Jeff S. So...does anything punitive at all happen to the notary?? She obviously had two different stories. Is she still allowed to be a notary? Still allowed to be anything else licensed that she would like to be as well, like a real estate broker?

@Will Snashall around where we live, at each county recorders office online you can set up to get an automatic email when something is done with title on a property. That way you'll get notified if something gets recorded.

@Kenneth Garrett I'm in the same area as you; the whole Cook County criminal thing is goofy. I use rentapplication.net which has a workaround for homes in Cook county. It uses the address of the home the person is applying for. That way you can still get criminal reports for your Dupage, McHenry, Lake or whatever non-Cook rentals, and it will handle the Cook ones properly.

@Edward Lawrence I have a search set up in Craigslist to notify me when a silimarish house to a rental I have listed is listed for like 30% off or so below our rent. I actually caught a scam listing that way for another member of a local REIA I am in. I found and called the real listing to warn the real landlord that his house was being scammed and when he answered I was like, wait, I know you, I recognized his voice and first name.

Do you feel threatened by this little apple tree? The real estate agent representing recent applicants emails after she told me her clients love the place and want to apply ,"...small apple tree in the back looks like it has some sort of green stuff on it. Not sure if it's dangerous. Do you think they can remove it? There is something wrong with it. Can you have owners look at it if they can?" And can we seal the deck with something so they don't get splinters. And can the dining room light fixture be raised?  I just cannot make this stuff up. Uhm, don't lick the tree and wear shoes?
