Single occupant interested in renting a four bedroom house with full partially finished basement. Barely qualifies income-wise. When I ask their agent why a this single occupant wants a four bedroom, "She also does hair as a hobby so it would be great to have a glam room and guest bedrooms for family". Is also asking if we can drop the rent $100/month, finish a wall in a basement, and have a roomate that she doesn't want on the lease. LOL. No red flags there at all!!

Real estate agent calls and leaves a voicemail, says he has "weird questions" from a client about a rental. Intrigued, I call him back.

This agent sounds like a totally normal guy with probably years in the business, and he's trying to tell me he's got people who really want to be in my listing and says that they applied and got rejected due to pets but that my listing says we take pets.

I ask,"Is this the X's?"

He laughs and says yes it is. 

These are people that I posted about 3 days ago on this Bigger Pockets thread that I had to explain to how a cat is not a dog.  I guess they fired their real estate agent that showed them the home and now found another real estate agent to try to get them in my rental after already rejecting their application. Sounds like they think they can still win some sort of pets based argument. 

This agent had a good laugh and I wished him luck.

@Fabiola Hart no PM company should be using a tool like this without the homeowners knowledge, and IMHO, written consent. We use a tool like it, Showmojo, but we get and vet drivers licenses and have a Showmojo alarm system with motion activated camera in the home.

Rejected an application because Tenant X said they had two cats on their application. We don't take cats.

Tenant X: Please find attached whole (MLS listing) page that says pet okay. If cats not acceptable then why is this info says pets okay. You hit may credit hard inquiry and get application fee for nothing??

Me:That attachment you sent me is for a different unit in a different city. The fact that XXXX Bayside in Palatine takes cats has nothing to do with my listing at 123 Main St, Hoffman Estates.

Tenant X actually managed to send a copy of my listing this time as the attachment.

Me:The attached does not say "pets ok" anywhere on it. It says "dogs ok". A cat is not a dog.

Tenant X:Okay,thank you.

I'd be way more concerned about how they placed a tenant who never even paid anything upon moving in.

@Joe Donohue in that Indiana rule you posted it says "Specifies that these provisions do not: (1) prohibit a municipal legislative body from imposing any requirement to: (A) ensure payment ".  That makes me think that maybe the city can still put a lien, or at least still go after the homeowner in some sort of collection action.

$2000?? I'm curious why the city hasn't already shut off the water themselves for non-payment. Around by me they threaten to do it when the bill isn't paid. No tenant of ours has gone far enough along to actually have it shut off by a city yet.

Not much you can do about it. The timeline works against you.

A guy applies. Claims his income is 48k. I let his agent know that the income is not enough, never got an application for the other adult applicant who can't provide any income anyway, we reject the application immediately.

Fast forward 2 weeks, same guy applies again, but we don't know the same guy has applied again, since he now has a different real estate agent, claims income is 72k salaried, total number of occupants changes by one, employer name is different but claims same time period for work history, and this time the wife applies, never got a name for her the first go-around. Submits pictures of several $3000 checks written by employer for proof of income. We ask for 6 months of bank statements which don't even show one $3000 deposit.  After a song and dance about their income which we don't buy, they ask about co-signers so we sent our co-signer criteria and never hear back.

Fast forward another two weeks later where I find out the guy is contesting an application charge saying one is a duplicate. That's when we figure out the same guy applied twice with a different income story the second time.
