JWB rental properties are currently outside of the prime locations but they are making in roads. My experience, Riverside Avondale and Ortega are the prime locations along with Neptune and Ponte Vedra.

3 years and counting as a Realtor and PM in Jax, fl., I am wondering where you searched for companies and what was your search criteria because when I did, I found multiple agencies other than JWB who offer turnkey. PM fees are hovering around 10 % as a standard in this area, and with that, you get what you pay for. Most C/D locations have been the highest in cap rates, which I've seen 20%, and Yes, a bit more problematic. Cash flow again will vary per area. As a property Manager in the Riverside, Avondale and Ortega areas, it has been my experience these properties have the lowest cash flow because of high mortgages and high purchase prices. But, Don't give up, It is the biggest city in America, land mass wise. lol

To answer that question, perhaps you need to check out the 1031 Exchange. You'll need a Qualified Intermediary for that and I so happen to have a great one. If interested, just please respond to this reply and I can exchange their number.

Google earth is helpful as well when it comes to the area. True story. An owner from another area of the state invested in a property sight unseen. Perhaps, If that person only used google earth app,they might have noticed the property the building  sandwiched between 2 abandon buildings and a semi desolate street and could've possibly saved money not doing it. I'm a licensed realtor and property manager at Traditions Realty LLC , because location of the base, I say proximity to the base should be within a 10 mile radius. Areas I recommend are OP, Ortga and the westside, best way to reach me is nine zero four two 3 six seventy ninetysix.

First off, welcome to BP. Creating a business plan is essential. You will definitely benefit from having some sort of guideline and direction. Creating cash flow is always a great idea. Monthly as a landlord is not without it's own particular of challenges, So read up on the landlord forum in BP. I am a property manager and I have learned a lot and still learning. Reading is still fundamental.  Lol. ask questions. People on BP love to share as you can see. Please let me know if there's anything else I can offer or assist.
