Awesome and simplistic. Thanks for sharing your story.  Raising the capital based on my credit has been my nemesis. I just figured the property should qualify as well as my background knowledge as a Property Manager. I will continue to work on my credit until that happens. Please stay in touch.

Local banks here don't even look in that direction. It's too small for them. To small I ask? where on earth do you start off big? where I ask? Where? That's why I'm asking here on BP. LoL.  I'm new to creative finance. However, I'm a quick learner. I will keep plugging away. Thanks for the advice though.

I've got my eyes set on this deal and I've been doing some scouting for loans, but there's not a whole lot for deals under the 50k mark. I'm trying to avoid origination charges and other junk fees with a 80-90 LTV . Does anybody know of any lenders, private or not, in the Jacksonville Fl area?

Furthermore, 

Communication is key. In Today's world, there's a few ways to reach people; Email, text, facebook (yes FB) and lastly, call. There is  really should be no reason someone should be hard to reach in this day and age. Competition is to numerous. It's best to use people you have a good rapport with and/or referrals. Ask your friends. Good luck. Let me know how it works out for you.

Sorry Mindy still getting acquainted with the site and notifications. I've got quite a few to keep up with. I'm looking to start with residential. I'm a property manager now with about 7 properties with an agency. My game plan is to develop a larger portfolio of course, 30 at least, get more education under my belt and transition to a full time entrepreneur  within another 2-3 years. Getting more properties has been a challenge though. I'd like to know how you started with your first one if you don't mind sharing.

I'm hailing from Jacksonville. Originally from Miami. Big fish little pond. I see Jacksonville like an sculptor. A clean slate waiting to be sculpted. Jacksonville has so much potential. My main focus is revitalization in the urban core through modernizing existing markets.
