Start by reading the Ultimate Beginner's Guide. It is a great free resource that will give you an overview of the different investment strategies. Before you can come up with a plan you need to know what your options are.

You also need to know what your goals are. Once you know those two things you can start figuring out which options best suit your goals and personal situation.

Welcome to BP Tim. Wholesaling is not as easy as it is often portrayed, but you can be successful if you are able to stand out from the many other "wholesalers". Check out the wholesaling area of the forums and pay attention to guys like Jerry Puckett, who are walking the walk. Good luck to you!

Brauner,

Using the MLS to find properties to wholesale usually does not work . The problem is most investors have access to the MLS (either indirect or direct), so they do not need a wholesaler to bring them MLS offers. Most wholesalers use other methods (direct mail, driving for dollars, etc) to find deals that are not on the MLS.

As for the question about going above asking price it really depends on what the asking price is and what investment criteria you are looking for. Asking price is no indication of value, so sometimes it might be necessary while other times the asking price is far too high.
