Yeah if you have yet to try direct mail probably something you want to explore. We also get quite a few deals from working with our agents. We have purchased over 100 houses with just one agent in the past 2 years. Good agents might be hard to come by and train but if you find the right one, and develop the right relationship, and system it can take your business to a whole different level!

Welcome Josiah, well for starting out you are definitely in the right place! I have recommended BP to more people than I can count so good for you!

You have probably heard of many ways to start out because there isn't necessarily 1 exact place to start and many roads can lead you to a great destination. Like you mentioned finding a local REIA is absolutely a GREAT thing to do.

I always tell people the #1 things they need to do is learn how to evaluate properties, and then as quickly as they can start making offers! Whether that is with working with an agent, marketing to direct sellers or whatever. Once you start doing this the real learning begins, and you will have everyone here to help you along the way :-) Good luck!

Welcome Roy! I grew up just a few minutes away from Rancho and like Steve said it is a great place! ;-) In fact in Steve you have one of the most successful investors in ALL of CA right there in your backyard! His dad is a great broker too ;-)

Welcome Danny. I currently reside in San Clemente so pretty close to where you use to live an where you now reside! I can also comment on NSDREI! GREAT CLUB! You really want to get out there. Another great club in Del Mar is SDIC. I had the opportunity to speak there just last week about my house flipping business and had a great time. Hopefully I will see you around!

If you have their number sure give them a call, and I would just tell them the 100% truth...

How you found their contact info and what you are looking for. If they are a serious investor they will be happy to talk to you. If they are not they may wonder how you got their contact info etc but who cares bc you don't really want to talk to them anyway :-)

I remember when I got back from my first seminar and a couple days later I went door knocking and on the way out the door my wife asked me "Well what are you going to say to them" and my response was "I have no idea but I'm sure something will come out once they open the door!"

More often than not the answer to something like this is quite simple and more important is we JUST DO IT! There really is no right "special secret" of what to say when you call but just be genuine, take action, keep at it, then adapt as needed.

I don't really see any disadvantages to having your license. That seems to be an older school of thought. If you are a professional doing this business you should conduct yourself as such and I don't know of anyone who would not want to buy a house from you just bc you are a realtor...

Having that been said Dave does bring up a good point. What is your reason for getting your license? I would recommend to anyone getting into the game to just figure out the very fastest way they can start making offers asap! I see a lot of people do thinks like get a license, make a list of 20 books to read, go to 10 seminars, etc etc etc bc that is more comfortable then having to get out there and doing whatever it takes to start making offers.

But if you want MLS access then eventually getting your license or having someone on your team with one is pretty valuable!

Welcome! BP is a great place to learn and get great feedback! Why is it that you are investing in other states? There is PLENTY of opportunity right here in CA! Not saying you shouldn't invest out of state just trying to understand your methodology. I always get a little concerned when I hear of a newbie wanting to invest out of state...

oops I just realized I messed up my #'s. Had to go run an errand in the middle of my post. Is there no delete button here lol. The all in would have been 125 on each house not 100. However I think the end result would be nearly the same.

New to this site and am already making a fool of myself lol
