BP just partnered with Invelo which is a really robust CRM. And the best part is that you can use it for free

I have used Podio for 5+ years but I've found that it can really only help you manage your leads and not your prospects. Therefore, most investors will use a separate system to manage their prospects. While this may seem fine, managing multiple databases can cause a lot of inefficiencies and challenges when you are trying to understand your business analytics (i.e., what list is performing the best, how many times did I have to send marketing to someone before they responded, etc.).

I have seen this issue working with thousands of investors in my REI marketing business which is why my team created Invelo. Again, there is no cost to jump on the platform and if you have a BP Pro account, you'll get $50 in in-app wallet credits.

Also, if you upgrade to one of the paid plans, you'll get access to the auto-add feature which automatically adds new properties that meet your list's criteria. This way, you never need to pull the list again since your database will always be in-sync.

    I like what @Patrick Jackson said about deals are made, not found. I am a real estate investor and also run a large direct mail company that is specific for investors so I know what the top programs most people are pulling their data from. I would say that the challenge with any new system that tries to provide off-market deals is that there is no golden list. Everyone can just about get any data that they want. It's more about how you interpret the data, how you execute on that information, and your ability to convert the deal. This is the area that I have always focused on in my REI business and it enables me to convert deals that my competition isn't because they are not focused on the high-quality leads.

    In general, most investors are not marketers and don't spend as much time on that piece of their business as they should. They have a list and market to all of their leads the same way. This is the critical piece that investors need help with and what I've spent the last year working on solving. If you knew what leads were higher-quality than others and could easily create and manage different marketing campaigns for each quality bucket (high quality, low quality, etc.) then you can focus your time and money on the best deals, thereby increasing your marketing ROI.

    The other piece is sales or conversion. For a newbie, their conversion rate is going to be much lower than a veteran. Therefore, a golden deal could be in front of the newbie but if (s)he doesn't know what to look for or how to lock it up, they say that their marketing or system isn't working. I know from experience that I missed out on a ton of great deals when I started out. Like a ton. But after 10+ years, I can analyze a deal in minutes. Many newbies will never get past that point because they think it's the marketing rather than their ability to understand a deal.

    @Andrew Hyder at the most fundamental level, make sure to curate a niche lead list. I recommend having at least 1,000-1,500 names to get good enough traction. From there, you want to make sure you have a 6 month min. budget in mind for direct mail. This will ensure enough consistency. For me, I use a mail campaign that is like creating a conversation with your sellers. This, combined with a good mailpiece and your logo, will build rapport, trust and brand recognition.

    @Nick Seginowich When I started investing, I would print my letters with a handwritten font and my wife and I would handwrite the envelopes. We could get through about 500 a week. That worked well until I started getting deals. Once that happened, I no longer had the time to keep doing it inhouse, so I started outsourcing it to a direct mail company. So my recommendation is to do it this way if you have the time. Otherwise, which it sounds like what you would rather do, is have someone else do it. If this is the case, partner with a DM company that knows what they are doing and provide some guidance as it sounds like you are starting out. DM is not difficult but it does take time to see results. I hope that helps.
