Direct Mail Marketing Guidance

For the last 12 months I have been reading, listening, and watching all things real estate investing. I set a hefty goal for myself for 2020 to acquire 10 units this year. I also used the last 12 months to get myself financially prepared so I could qualify for loans. So here I am, ready to go, and I want to start with a direct mail marketing campaign in the area I am looking at investing in. 

I am looking for any input on what other have found success with, in regards to direct mail marketing. What companies have you used and liked/disliked? Did you design it yourself or did you have someone else design it for you? I will be targeting seller financing type deals which are a little more challenging to come across so I want to make sure I get this right. Any input will be greatly appreciated.
