@Account Closed I think that working with a broker from the early stages is ideal.  The reason being, a lot of times these deals never hit the open market and its a "who you know" situation.  I would recommend reaching out to a few and interviewing them to see how they might be able to help.  Definitely get your financing in line first as that would be the first thing that any agent (and seller) would ask first.

@Jonathan Sammarco everyone here is correct but don't forget that since you have to join a brokerage, you will also have to pay dues to your brokerage.  Each one is different.  I recommend going in and interviewing a few to see whats the best fit.  I am with Keller Williams and love it.  Great for new agents.  Happy to provide a contact you can connect with to discuss further.  Good luck!

@Frank Rosatone $330k for a condo in Malden that is need of rehab does not seem like there is much meat on the bone to make any money.  Sure, I haven't seen the unit, but I know Malden fairly well and that seems like it is priced way too high.  Also, it is against the law for a broker to pay a referral to you if you aren't licensed.  

You've got the right mentality but it just seems like this deal might be off the mark.  Good luck!
