@Aliana De la Guardia good luck getting started.  Haverhill and surrounding communities have seen quite the uptick lately as folks are getting priced out of towns closer to the city.  Should be easier to find some value.  Good luck!

@Frank Rosatone I think that the casino will put the nail in the coffin for Everett and surrounding communities ever being considered good "family" communities.  Many folks won't want to raise their kids in the shadow of a casino.  The multi and condo markets I bet will get a huge boost as millennials will flock to the activity created by the casino.

What brokerage do you plan on hanging your license with?

I would be careful on Smartmove.  I have used them and you see on the fine print once you run a background check that MA is NOT a state that provides criminal background information.  I have done Smartmove in conjunction with a CORI ever since I noticed this.

@Douglas Costello I think that you would have to get creative.  No $ can change hands.  Happy to brainstorm with you if you'd like.  Send me a PM.

@Christopher DeFronzo I think those are all great points and I think you are making the right move.  The only thing I would caution, is that make sure you do your homework on what is the driving force behind people living in your projected investment areas.  While it might be pricier and less appealing on paper in a city like Lynn, the industries/jobs that are nearby will help buoy values and ensure your rents stay stable and likely go up over time.  I am not super familiar with Fitchburg/Leominster but generally speaking when investing in smaller towns, often time it is only 1-2 companies that employ your renters.  If they decide to pack it up and move out of town, your investment might suffer.  Fitchburg is appealing because of the school which is a stable employer and driver of population.

Good luck!

@Ryan P. if you got the appraisers information I would follow up with them and see if you can't get some of the contact info from the bank.  That might be your "in".  I will be very difficult for you to get a call back from the bank if you go through the typical avenues.

I am a Realtor based on the north shore but I have a great contact for an exclusive buyers agent who does all his business in the city.  PM me and I can share his contact info.  Good luck!
