I agree with @Carson Wilcox if it works for you do it. I looked at them but ended up doing a more BRRR approach locally as I don't have tons of cash lying around for down payments. BRRR allows me to recycle the funds. I have also done a few flips this year. If the numbers work and you want some of the benefits of real estate investment including tax incentives go right ahead but it is a slower growth strategy.

With Supra Key App, Lockbox, ARMLS dues, Association (this varies widely I am with PAR), E&O insurance etc. I am about $1,000 to $1,200 annually to keep my license. If I can do a deal a year and save the 3% it's worth keeping. For me as an investor/agent/have another full time job, Call Realty is great. If you reach out to them please tell them I recommended it. :-)

@Anissa Hernandez We rehabbed one and rented, inherited a tenant in another, flipped 1 and currently rehabbing 2 for flips. Ideally we want to grow our portfolio but with the given appreciation in prices it is harder and harder to cash flow on rentals so we flip to build our cash on hand.

@Vincent Treola Jr. Gotcha, Mesa Building division can get you the costs on the meter fees for the privilege of paying them for water. Beyond that you are best off getting a plumber to trace the main to see how it is plumbed. hopefully each has a separate line to it.

@Vincent Treola Jr. you say each unit has it's own meter? Is this a city of Mesa meter? if so, instruct the tenants in 60 days (or whatever warning you give them) they will need to set up their own water accounts with Mesa. This also assumes the lease doesn't guarantee water is covered, then you will either need to amend the lease or wait to make the change at the tenant turnover.

@Joshua Huston You have to start somewhere. many investors start with inexpensive class c fixer uppers, make some cash, cash flow, and grow. Many will move on to class b and even a as they are not as willing to do as much work once the REI investment portfolio gains traction and value. I have purchased 3 properties under $100k in AZ this year. Many won't bother with deals this small but for me, it makes sense.
