1) Use a realtor

2) Buy state specific forms here on BP

3) Hire an attorney to draft them

I vote for RTA, time permitting. I've done both the kind with brackets and staples/brads. huge cost savings. On a custom I had bids from 22 to 28k. I bought RTA cabinets and had them installed for about 13 or 14k total. my investment was about 40 hours putting together a lot of boxes. The 2nd custom we did we used a custom cabinet guy wasn't much more than rta. We used RTA for our last flip and assembled them ourselves

I have a good HELOC with Arizona Bank and Trust. Have used it to buy flips etc.

I agree with keeping the gas range especially. I have lost buyers because I didn't have it.

@Ryan Huddleston most lenders will count 75% of the rents as income once it hits the Schedule E of your 1040. That's my experience anyway. As long as your debt service is not that high (and I sure hope not) it shouldn't effect your buying power.

@Surendra Chawla I live by several Intel employees in south east Gilbert. I have a brother who lives in Maricopa and works at the fab. So yes there are some who make the drive from some distance to get to either Chandler site.
