2019 cash flow markets! ?

Where do I begin to look for decent markets for cash flow? I’ve been looking at the DFW area in Texas. Any more ideas? I was also looking at downtown Phoenix. Not sure where to start. I’m just learning, reading, and watching everything to soak in and learn as much as possible. I went to a seminar for rich dad but it was a hook to a much more expensive course. The cheapest was 15k for a course. I suppose the best way to begin is to find a good market to work in. Correct me if I am wrong! Excited to keep on learning!
