Keep mailing. It takes time to produce results with direct mail. And mix up your mail pieces. Try zip letters, different envelopes sizes/colors, ect.

@Natalie Barber One thing to consider is if you can obtain a list online with a credit card and a click of a button, so can everyone else so competition may be fierce. 

Get creative with your lead generation with a mixture of bandit signs, craigslist, driving for dollars, list brokers, ect and get creative with how you market to them. Use different fonts, envelope sizes, colors, ect.

@Graham Gochneaur Try searching online for a purchase agreement for your state. Just google "your state's purchase agreement contract". His contract may only be valid in CA.

@Ken Walsh You could write your own letters and mail them yourself. It will take time but will save you money.

Hi @Account Closed starting as a bird dog is a great way to get your feet wet in REI. Try posting to craigslist with a similar message. You might find opportunity there too.

Sellers usually don't care who is buying their property as long as their problem is getting solved. 

Be honest about what you're doing (assigning contract to a new buyer and NOT actually purchasing the property) and you'll be fine.
